Structural System Problems
- Foundations - Stress cracks in blocks. Unlevel, highpoints.
- Roof Structure and Attic Covering - Roof trusses and center ridge damaged and incorrectly installed causing roof to bow upward on both ends of house.
- Walls - Interior wall in living room is offset. Inspector suspects misalignment or dissimilar units. In need of repair. There is evidence of wall and ceiling separation. Bar and wall has gaps. Wall does not seem to be plum with bar. Cabinets are bowing in the center. Not screwed to wall studs correctly. Excessive gap between wall and fireplace decor. Exterior wall at marriage line offset. Wall bows outward due to misalignment or dissimilar units. Nails misses….. Exterior wall is questionable whether nails are really holding the exterior side to frame work.
- Ceiling and Floors - There is evidence of wall and ceiling separation and cracking. Light fixture covers and vent covers are not flush to ceiling. Sheetrock tape and float seams in need of repair.
- Doors - Door trims incorrectly installed. Internal doors operate, yet spring open. Hinge screws install incorrectly. Screws cause doors to spring open. Master shower door is out of line. When door is shut it rolls back open. Bedroom door and closet will not close.
- Fireplace and Chimney - Excessive gap between wall and fireplace decor. Excessive gap between threshold and fireplace unit. This will allow ash and live cinder chips to fall into the open crack creating a fire. Fireplace mantel has a large number of cracks. In need of replacement.
Electrical System Problems
- Service Entrance and Panels - Home owners have reported power surge problems when other appliances are energized within the house. This problems needs to be addressed by a certified electrical contractor and repaired as needed. AFCI are stacked 6 deep. Manufacturer suggest AFCI breaker to be spaced apart due to the heat AFCI breakers produce.
- Branch Circuits – Connected Devices and Fixtures - AFCI are stacked 6 deep. Manufacturer suggest AFCI breaker to be spaced apart due to the heat AFCI breakers produce. Wall switch plates are in need of repair. This problem needs to be addressed by a certified electrical contractor and repaired as needed.
Heating, Ventilation and Air Conditioning Systems Problems
- Ducts and Vents - Air receiver inlet is reportedly too loud during operation. Suggestion: Adding another air inlet may reduce the air intake noise. This should be verified by a certified A/C technician.
Plumbing System Problems
- Water Heating Equipment - Gas water heater is in a confined space without 2 direct opening upper and lower 12 inch. Protection from fumes and gases. No combustion air vent. See IRC G2407.12, G2407.8, G2407.1 The access door is inside of a clothes closet within the interior part of the house joining at the Master Bathroom. Exhaust vent is in need of repair. Drain pan needs to be cleaned out.
